Common questions

Do I need DA if I'm under 90 nights?
No. LPP 2.2 and the City's own Scheme Amendment No. 19 documentation both confirm the 90-night exemption applies in Nedlands as a Perth metro council. Under 90 nights, state registration is all that's required.
What happens after my 12-month approval expires?
You need to submit a new DA for renewal before the approval expires. The City will review any complaints received during the approval period. If there have been substantiated complaints, renewal may not be granted or may come with additional conditions.
My property is in Swanbourne — does that fall under Nedlands?
Yes. Swanbourne, along with Dalkeith, Mt Claremont, and Floreat, is within the City of Nedlands local government area.
I'm in a strata unit — what does 'written support from the strata body' mean?
You need a letter or resolution from your Owners Corporation or strata management company confirming they support the use of your lot for unhosted short-term rental. This is separate from and in addition to any strata by-laws — check your by-laws first, as some strata schemes prohibit STRA entirely.
